No Objection Certificate revalidation fee of Rs 10 lakh has been canceled by MHADA.
2. November 2023: The MHADA has canceled the Rs 10 lakh validation fee that was previously imposed, which is a positive development. The association of real estate developers had strongly objected to the Rs 10 lakh charge being imposed.
MHADA will now revalidate all pending NOCs for Rs 1 lakh for the first six months, regardless of the plot area. Any NOC that is still pending after the amnesty scheme period ends must be revalidated by paying an annual fee of Rs 5 lakh.
Following this, the charges will be applied based on the plot area to all valid NOCs that apply for revalidation. For a 500 square meter plot, the minimum fee will be Rs 50,000, and for an 8,000 square meter plot, the maximum fee will be Rs 6 lakh.
The annual fees for revalidating the NOC required by the Maharashtra Housing Area Development Authority (MHADA) were raised in order to deter real estate developers from obstructing redevelopment projects. The NOC now charges an annual fee of Rs 10 Lakh instead of Rs 20,000.

After the government broke a deadlock over the rehabilitation of 388 run-down MHADA buildings, the minimum area was revised.A delegation had previously insisted that rule 33(7) be followed for the redevelopment process. Currently, residents of discontinued buildings receive free houses measuring at least 300 square feet. The buildings that have been abandoned are responsible for covering MHADA’s upkeep and repairs. The residents of 388 MHADA-built buildings are to receive the same benefit, according to the state government.
To deter builders from obstructing redevelopment, MHADA has increased the annual fee for the revalidation of a NOC from Rs 20,000 to Rs 10 Lakh.
